A sagging gate, a dead motor, a hinge that screams every time the wind blows. We see these every week across West Covina, from the hillside homes above Amar Road to the flat streets near the Plaza West Covina mall. Photos tell the story faster than any claim, so we document our gate repair and gate installation work before we touch a single bolt and again after the final safety check. Here’s what recent transformations have looked like.

Recent Transformations
Swing Gate Re-Hang with New Hinges and Strike Alignment
Before
AfterThis gate had dropped far enough that the latch missed the strike by nearly an inch, so the homeowner was chaining it shut every night. The problem was a pair of original hinges worn into oval shapes. We pulled the gate, welded in fresh hinge plates, re-hung it square, and set the strike so the latch seats with a solid click. The gate now swings level and latches without a chain.
Slide Gate Roller Replacement and Track Straightening
Before
AfterA slide gate on a corner lot near Shadow Oak Park had worn its rollers down to the metal cores, and the gate was grinding along the track at an angle. We replaced all four rollers, shimmed the track back to level, and cleaned out the debris channel that had been forcing the gate off-line. The gate moves with one hand now and runs silent.
Gate Motor Swap From an Older Linear to a LiftMaster LA400
Before
AfterThe old Linear operator had been dead for months, and the gate was being pushed open by hand every morning. We removed the old arm and control board, installed a LiftMaster LA400 swing operator, and set the force limits and travel stops to match the gate’s actual weight. The homeowners now open the gate from inside the house and from their cars.
Gate Opener Arm Repair on a BFT Swing System

A BFT operator on a hillside property off Barranca Street had a bent articulating arm from a wind gust that caught the gate mid-swing. The motor was fine, but the arm was binding badly. We rebuilt the arm assembly, replaced the worn pivot bushings, and re-synced the open and close limits. The gate now opens smoothly through its full arc without laboring.
Gate Post Stabilization and Loop Detector Replacement

This gate post had shifted enough that the gate was dragging along the driveway apron. Worse, the old loop detector wasn’t seeing the car sitting at the gate, so the owner had to key in a code every single time. We re-set the post in fresh concrete, re-hung the gate to clear the apron by a half-inch, and cut in a new loop detector with the sensitivity dialed for a standard passenger car.
New Gate Installation on a Corner Lot Near the West Covina Sportsplex

The owner had an open driveway and wanted a gate that would hold up to afternoon sun and the occasional delivery truck. We measured, ordered, and installed a steel-framed drive gate with a Ghost Controls operator and a keypad mounted at the property line. The install included the power run, the safety edges, and a written price the owner approved before we ordered a single part.
